Rents in some areas of Cyprus are causing vertigo and, as it emerges from data kept by the Ministry of Interior, in a few months (from the previous record) they seem to have increased again.

Based on data from the last March census by the Land Registry Department, in Limassol and specifically in the municipal district of Agios Tychonas, the market rent for a one-bedroom house of 80 square meters (sq.m.) is €1,250, a two-bedroom house of 100 sq.m. It is available for 1,650, while the market rent for a three-bedroom apartment is €2,300.

In the municipal district of Germasogeia, the market rent for a one-bedroom house is €1,250, the rent for two bedrooms is €1,650 and for three-bedrooms, €2,300. Six months ago, the market rent for a single house in Germasogeia was €1,200, for a two-bedroom apartment €1,500 and for a three-bedroom apartment €1,850. Especially for Germasogeia, it is noted that the average higher rent in an apartment reaches up to €24 per square meter. Moreover, the highest rent per sq.m. in houses, also in Germasogeia, reaches up to €16.50 per square meter. In order to better understand the numbers and fluctuations of rents, depending on the area, it is noted that there are communities in which houses are rented for €2-€2.5 per square meter.

In the municipal district of Agios Athanasios, a one-bedroom house is rented for €1,150, compared to €1,550 for two-bedrooms and €2,250 for three-bedrooms. In Agios Athanasios, the average rent of a single house was (last September) €1,000, a two-bedroom house €1,450 and a three-bedroom house €1,850.

In Nicosia (Engomi municipal district) a one-bedroom house is rented for €675, a two-bedroom house for €1,000 and a three-bedroom house for €1,250. In Engomi, last September the market rent (on average) for singles was €625, for two-bedroom houses €900 while three-bedroom houses were rented for €1,045.

In Paphos, and specifically in the community of Chloraka, one-bedroom houses are rented for €600, two-bedroom houses for €750 and three-bedroom houses for €975.

In the municipal district of Larnaca, a single is rented for €750, a two-bedroom apartment for €950 and a three-bedroom apartment for €1,375.

In Ayia Napa one-bedroom houses are rented for €675, two-bedroom houses for €900 and three-bedroom houses for €1,150.

In Paralimni, one-bedroom houses are rented for €675, two-bedroom houses for €925 and three-bedroom houses for €1,225.

The Ministry clarifies that the rents refer to new conventional residences, or residences that have been fully renovated recently, without furniture and are addressed to citizens of the Republic of Cyprus, permanent residents of Cyprus. The latest reference to Cypriots refers to the possibility that buildings with the same data will be rented more expensively to foreigners.

What about apartments

As far as the apartments are concerned, in Engomi, Nicosia, a 50sq.m. It is rented for €625, a two-bedroom apartment for €900 and a three-bedroom apartment for €1,050.

In Limassol, in the municipal districts of Agios Athanasios, Limassol and Agios Tychonas, the three-bedroom apartments of 100sq.m. are rented for €1,850. In the municipal district of Ayia Napa, a single room is rented for €450, a two-bedroom apartment for €575 and a three-bedroom apartment for €725.

In Paralimni, the market rent for a single room is €450, for a two-bedroom apartment €575 and for a three-bedroom apartment is €750.
