The two suspects, aged 45 and 46, who were arrested yesterday in a fraud case against a 78-year-old owner of a piece of land and a company, were taken to the cell for a period of eight days. The two suspects were brought before the Limassol District Court today, with their lawyer not objecting to the detention request by the investigators of the ICF Limassol.

One person is wanted in the case, while the person who presented himself as the seller of the property and owner is also being sought.

From the facts and evidence collected by the investigation team, it appears that those involved set up a scheme, forging documents, identities and other relevant certificates, thus succeeding in selling a large estate to a company, deceiving both the real owner and the buying investment company.

Specifically, in mid-December, a 33-year-old man complained to the ICF Limassol that on 18/12/2024 a person contacted him and asked him if his grandfather had sold his field, covering an area of 53,000 square meters, in Souni, as work was being carried out there.

The 33-year-old and the 78-year-old complainant went to the Land Registry, where they were informed about the sale of the piece of land to a company. In his testimony, the 78-year-old said he did not know how the transfer took place and never sold the piece of land he owns. In addition, he acknowledged that his signature and identity had been forged.

Following the complaint, the investigators of the ICF Limassol visited the Land Registry, where in a statement received from an officer, it was found that on December 3, 2024, the transfer of the property from the 78-year-old to the said company took place.

According to Filenews, a person – who is wanted – appeared at the offices of the Land Registry with a special power of attorney from the owner of the plot. On behalf of the buying company, its owner was presented. It should be noted that the estate was sold for €600,000, while according to an estimate by the Limassol Land Registry its value amounts to €1,200,000.

Further examinations of the transfer file revealed that there was a relevant certificate from the Community Council of Sounion – Zanatzia and that the 78-year-old had paid the real estate fees for 2024. In addition, it was found that his identity had been forged while in the photo, there was another face and a different date of birth. The person who forged the identity of the 78-year-old authorized the wanted man to proceed with the transfer.

It should also be noted that on the sales document between the 78-year-old and the buying company there was certification of the signatures by a competent certifying officer. From the contract, which was taken as evidence, it was found that, in addition to the alleged seller, the wanted man and the 45-year-old suspect signed as witnesses.

At the beginning of February, for submission to the ICF of Limassol, the buyer of the plot, who is a shareholder of the company, came forward. In his testimony, he said that among the company's associates was the wanted person.

The wanted man had told him that the 46-year-old suspect (2nd), whom he knew, had told him that the owner of the plot owed him money and asked him if he could help him sell it so he could get his money back. She also told him that the owner of the plot had financial problems due to gambling and that he had borrowed money, which he lost.

When the buyer confirmed to the wanted person his interest in buying the plot, he informed him that the suspect was asking for a deposit of €10,000 – €30,000, in order to prove their intention to buy the property, as there were other interested buyers.

They then agreed to meet at a café in Limassol, where the wanted man and the 2nd suspect were present. The latter confirmed to the buyer that the owner of the land owed him €300,000 and that he wanted to sell the property urgently and that he was willing to reduce the price.

Subsequently, another meeting was held in October, in the presence of the buyer, the wanted person, the 2nd suspect and the alleged owner of the plot. The buyer made two consecutive payments in cryptocurrencies, which were received by the alleged owner of the block. The payment was confirmed by the wanted person and the 1st suspect, to whom the payment was sent to his mobile phone.

It should be noted that in the testimony received by the president of the community and the secretary of the Community Council of Sounion – Zanatzia, it was acknowledged that both the document submitted for the payment of taxes and the logo were forged.

After the arrest of the two suspects on Sunday, the two said under questioning that they had to say they would tell the court, while they did not answer questions from investigators.

Another 30 statements and reconnaissance statements are expected to be taken in the case. Europol has also been asked for assistance and police are expected to make a request for an order to disclose bank data.
