10 MAJOR PROJECTS MOVE TOWARDS IMPLEMENTATION

The Environmental Authority has greened a number of major projects, such as hotels, hospitals and high-rise buildings, in the first four months of 2024 and now the proposed buildings – which require investments of millions – are progressing towards their implementation.

"F" presents the largest projects approved by the Environmental Authority in the first months of 2024:

19 residential units in Peyia

Development of €4 million, with luxury villas of the company Carducci Estate, in the Municipality of Pegeia in Paphos. It will include 19 residences with swimming pools, the total area of the development plot amounts to 11,015 sq.m. and the area of residential units amounts to 1,750 sq.m.

The residential units will be developed on a total of three levels, basement, ground floor and first floor. In the outdoor area of each villa there will be a swimming pool and green space and in the basement of each villa there will be a parking space. The project will be developed on Keratidi Street.

Metropolitan Private Hospital

The Metropolitan Private Hospital will operate in Mesogi, Paphos District and the whole project will consist of the private hospital, two buildings and the office building. The hospital will include units of artificial kidney, endoscopy, lithotripsy, rehabilitation, morgue, radiology center, emergency departments, diagnostic departments, offices, operating rooms, obstetrics, intensive care unit and patient wards.

The height of the main building of the private hospital will be approximately 17 meters and the height of the building consisting of doctors' offices and pharmacy will be approximately 19 meters.

The cost of the project is estimated to exceed €35 million, while the project is expected to be completed within two years from securing the required permits.

High-rise buildings in Paphos

Multi-storey mixed-use development in the community of Agios Theodoros, Paphos Municipality, is promoted by A.C. Prospecta Homes Services. The project includes a complex of four multi-storey buildings with 15 levels – two underground parking spaces, ground floor and 12 floors, with a total height of 60 meters.

In addition, there will be green spaces, a shopping mall area, parking spaces and communal outdoor areas. The project will feature shops, office space, a gym and rooftop pools.

The total area of the plots is 8,212 sq.m. and for the implementation of the development an area of 1,231.8 sq.m. will be allocated for public green space. The total coverage area from the implementation of the buildings will be 3,253 sq.m.

Office development in Larnaca

Office development, €3.5 million euro, by Quince Properties, in Livadia, Larnaca Municipality. It is a building of 12 floors, height 54.20 meters, with a total area of 335 sq.m., whose construction works will be completed 24 months after the issuance of a building permit.

The project will occupy a total coverage area of 335 sq.m. and floors 5-11 will be used as office space.

Berengaria

Among the projects that received approval until April '24 stands out that of the revival and operation of the Berengaria Hotel in Prodromos, by the company Limadino, interests of bbf company. In addition to the reopening of the hotel, the project, which has an estimated construction cost of €40 million, will segregate land, construct houses and apartment buildings and construct a road.

The construction of the project will take place in five stages and includes: a) the vertical division of land into three plots and road construction, concession of green space, community equipment and public road, b) demolition of two existing buildings, c) mixed tourist development, maintenance, rehabilitation, additions and extension of an existing listed hotel, d) residential development (two apartment buildings of six apartments and eight studios) and e) single residential development (22 residences), in a sub-created piece.

Iasio Hospital

The private hospital Iasio will be built in the Municipality of Kato Polemidia and has an estimated construction cost of €4 million. The construction work is expected to take about 18 months.

Among other things, the hospital will include three aseptic operating rooms and one septic, 12 patient wards with 30 overnight beds. The built area of the project is 1,950 sq.m.

Tree Hotel

Construction and operation of the Tree Hotel, with a capacity of 134 beds, in the community of Pano Platres. The hotel unit will consist of a main building and 67 guest cabins, which will be scattered in the development area, among the existing trees.

The main building infrastructure of the hotel will have a total area of 4,816 sq.m. and will include reception areas, indoor and outdoor restaurant and lounge bar area, wellness area (spa), yoga class area, indoor pool, multifunctional areas and underground parking spaces.

In the project there will be 67 cabins – of three different designs – with a total area of 2,568.2 sq.m., scattered throughout the development plots.

Mixed development in Limassol

Construction and operation of a mixed office and residential development of Iskario Trading, at an estimated cost of €36.6 million, in Kato Polemidia.

The development concerns the construction of a mixed development (residential and office) consisting of two similar buildings which include a basement level (parking space), a level that includes the ground floor along with the mezzanine and nine more above-ground levels consisting of apartments and offices.

The development will be implemented in one phase and construction work is expected to begin in September 2025 and be completed in about 30 months.

Seaside villas in Peyia

Construction of 30 two-storey seaside villas, by Barzelia company, in the Municipality of Pegeia. The proposed project is located in the area of Coral Bay in the location "Askos" and occupies an area of 15,887 sq.m. The estimated cost of the project amounts to €20 million. and its execution period is estimated at 24 months after obtaining the required permits.

11 of the 30 villas will have a private pool and another five will have an underground space. The project will have two more communal swimming pools, one for adults and one for children, while outdoors there will be bars, toilets and a playground.

Offices in Agios Athanasios

Construction and operation of an office development of 10 above-ground levels in the Municipality of Agios Athanasios. In a second building that will be created, there will be a parking space consisting of a basement and four aboveground levels. The total area of the plot is 6000 sq.m.

It is noted that for all the above projects the Environmental Authority gave its approval on the basis of terms and conditions set by itself.
