DEVELOPMENT PROSPECTS FROM THE NEW PAFOS-POLIS MOTORWAY

The start of works for the construction of the new Pafos-Polis Chrysochous motorway may focus on the multiple benefits for the whole province mainly in terms of traffic and tourism, but a parallel component has already begun to concern a large part of the local community and occupy an increasingly central place in the frame of discussions: These are the differentiations that the major project will bring to the real estate market and property values from the areas route of the new motorway.

Already, landowners and entrepreneurs in the land development and construction sector have begun to study the new economic data that the construction of the project will bring to land values in areas such as Agia Marinouda, Marathounta and Polemi.

These are areas that until now were not considered fillets in terms of land value and which, however, with the route of the new road come into focus. It is estimated that the value of land in areas such as the above, which will now have direct access to the road network to Polis Chrysochous, will skyrocket and with it their residential development will skyrocket.

Already, our information from the economic operators indicates that soundings have begun to owners of land in such areas for sale.

And all this while the bulldozers are working at full speed for the first phase of the new motorway, with the first practical changes on the ground being clearly reflected at the height of Agia Marinouda and Marathounta from the Paphos-Limassol motorway.

This progress creates euphoria and satisfaction in the province, even if the main goal was to create the project from the beginning based on the initial plans as a fourfold direction.

However, it is expected that even partially, the new road will contribute to the economic and tourist development of the Polis Chrysochous area, since it will facilitate the attraction of investments in the area, the implementation of new and innovative business ideas, with consequent benefits for job creation, and the attraction of visitors and tourists from Cyprus and abroad.

The existence of safe road connectivity and the development of economic activity in the region will limit the phenomenon of internal and external migration of the economically active population, upgrading the quality of life of the inhabitants of the area.

The project concerns the design and construction of a two-lane road initially from Agia Marinouda to Stroumbi, with a length of 15.5 km and a cost of €86.845,010.00 (incl. VAT).

In the future, the road will be upgraded to a four-lane highway. The route starts from the Limassol – Paphos motorway next to Agia Marinouda and ends at the existing road after Stroumbi.

The first phase includes the construction of an interchange to connect with the Limassol – Paphos motorway, a roundabout at Tsada and one at the termination point after Stroumbi. The construction of two 720m long drilling tunnels is also planned. and 290m. each, five viaducts with a total length of 1,500m, two overpasses and nine underpasses. Finally, due to the uphill gradient of the road, additional long traffic lanes (approximately 12 km) will be constructed.

In total, the motorway will be 31 km long and will be completed in two phases. For the second phase there is the preliminary study and the competent Departments proceed gradually with the remaining phases of the process.
