TEN MAJOR PROJECTS THAT RECEIVED THE 'GREEN' LIGHT IN 2022

Ten major development projects that received the positive opinion in the first nine months of 2022 after an environmental impact study, presents Forbes. Among them is the redevelopment of the port and marina of Larnaca, one of the largest development projects that have been carried out on the island.

AMBITIOUS PROJECT OF €1.2 BILLION FOR THE PORT AND MARINA OF LARNACA

A big step forward for Larnaca is the project of redevelopment of the port and the marina. The €1.2 billion project is not enough. Euro will unlock the development and upgrading of the city.

The Environmental Authority has given the green light. The main goal of the development of the port is the creation of a modern and functional cargo and passenger port station. It should be noted that under the proposed planning, port freight activities are separated from passenger activities. In addition, the main objective of the redevelopment of the Larnaca marina is the redevelopment of the marina's sea area in order to achieve a minimum capacity of 600 berths for yachts up to 115 metres in size.

The project is planned to be implemented in the areas currently occupied by the port and the Larnaca marina. Specifically, the area of implementation of the project starts in the north from the point at the boundaries of the former area of the oil tanks and the open rainwater channel and extends to the boundaries of the beach of Finikoudes on Athens Avenue.

The duration of the construction works of the project, during which the operation of the port and marina will continue, includes four distinct phases. In the first phase, the two existing breakwaters of the marina will be demolished and replaced by new breakwaters, in order to enlarge the marina's port basin. Also, new buildings will be constructed that include the Real Estate area, the beachfront hotel, which will be built near the listed pier, the marina area and the Yacht Club, which will include all the necessary uses for the proper operation of the marina.

The third phase completes the development with the demolition of part of the windward breakwater, to allow the access of vessels to the private island, which is included in the fourth and final phase of construction.

"MANDARIN PARK" 16 FLOORS IN GERMASOGEIA

A 16-storey tower, offices and more will include a new development in Limassol bearing the name 'Mandarin Park'. According to the Environmental Impact Assessment Study (MEEP), the proposed project placed in the Municipality of Germasogeia, includes two parts. First, the mixed development with commercial and office uses and second modern and luxurious residential tower. As for the 16-storey tower, it will be 71.7 metres high and will be a residential development of 36 apartments, including a mechanical floor, two floors consisting of a gym, spa and swimming pool, for private use by the building's occupants, and a roof garden.

The apartments will be studio, two-bedroom, three-bedroom and penthouse type, which have been designed according to high-level specifications. The report notes that 67 people are estimated to be living in the integrated development. The plans include a total of 98 parking spaces in the basement of which 6 (six) will be configured for people with disabilities while parking will be installed for bicycles in order to promote the medium.

NEW MULTI-STOREY DEVELOPMENT IN THE COASTAL AREA OF LIMASSOL

A new multi-storey residential and commercial development in the Limassol coastal area, named "The Gallery", is now in the implementation stage, as the environmental authority has given the green light for its construction and operation. This is essentially a project of the company "Askanis Group of Companies", which will be located just 90 metres from the coastal coast and will consist of a building of unequal distribution of three floors 22.10 metres high and 10 floors 54.24 metres high with 14 apartments and 6 office spaces. It will also include a gym, 3 dining areas, 1 indoor and 2 outdoor swimming pools and two underground parking lots of 78 spaces, of which 4 spaces are for people with disabilities.

HERE COMES THE GURU OF €30M. IN PLATRES

The estimated cost of the project is €30 million and the total capacity of the project is 321 people. The Project concerns a unified residential and organized development with a variety of supporting uses and the provision of food and wellness services, as well as entertainment / recreation areas. It consists of a building volume with 7 residential floors, ground floor and mezzanine and other residential units, which are analyzed below. It is noted that the height of the proposed building is approximately 16.15 metres, above the ground floor level.

The proposed residential development will include houses, apartments, chalets, villas, office spaces, gym, spa, dining areas as well as 182 parking spaces.

"RENAISSANCE" THE NEW GEM OF LIMASSOL

The Environmental Authority has given the green light for a five-storey joint development in the Limassol Municipality. The proposed project under the name "Renaissance" includes the creation of commercial and office uses on the ground floor, as well as a cultural space / gallery on Solomonides Street. The aim of the project is to ensure a mild development, which will make the area a living space around the clock. The developer is the company'Griblo Investments Ltd'.

The proposed project after the modification of the architectural plans will include: Commercial spaces, galleries, green spaces, office spaces, gym, bars, residential units, swimming pools, roof garden, etc.

The construction works of the project are expected to start before the end of the year and be completed in 2024, while it is planned to be executed in one phase. The proposed development falls under the Limassol Local Plan and is located within the administrative boundaries of the homonymous Municipality. The development is expected to accommodate about 400 people (383 based on preliminary estimate) and employ 90 people, in total.

HOTEL OF THE ARCHDIOCESE IN GEROSKIPOU

Five years after the submission of the application by the Archdiocese of Cyprus for the hotel unit on the coastal front of the Municipality of Geroskipou, the Environmental Authority turned on the green light with a reasoned finding, which was issued on 30/6/2022.

The hotel unit consists of eight floors with an additional ground floor and a roof garden with a level of underground spaces, in which it is expected to build a wellness centre, gym, swimming pool, sauna, massage, etc. 44 parking spaces, as well as other supporting areas.

This hotel unit emerged after significant changes in location, but also the forms of the building after the results of a survey by the Department of Antiquities in relation to the original design submitted in the application for Planning Permission no. PAF/361/2017 and the completion of its examination was pending.

With the new design, it is planned to build a 5-star hotel unit, with a capacity of 484 beds, eight floors and an additional ground floor and roof garden and a total height of 40.60 m.

GREAT DEVELOPMENT ON THE COASTAL FRONT OF MAZOTOS

The environmental authority also gave the green light to a large residential development on the coastal front of the community of Mazotos by YJ CYPRUS Group. It is a company owned by Singapore Universal Financial Investment Co. Pte Ltd, which has so far invested €600m in Cyprus, in projects such as Aphrodite Plaza Apartments by Finikoudes Beach, Ammati Beach Garden, Emerald Bay Mansion and Meneou Apartments. The proposed project concerns the conversion of plots into a plot consisting of 100 residential plots and the construction of infrastructure works (road network, irrigation network, stormwater network, telecommunications network, electricity network, green space, coastal pedestrian street and parking lots). The project owner intends to build about 100 houses and a biological urban wastewater treatment plant to serve the dwellings, provided that he secures the relevant permits. The plots have a total area of 87,823 sq.m.

An environmental impact study for the construction of a resort & spa complex, of the company "SYNIGA PROPERTIES Ltd", in the community of Pyla in the Larnaca district, was submitted to the environmental authority. The project will include building complexes of three different types (Type A, Type B and Type C). The type A building complex will include 10 buildings, each 15.5 metres high. Each building will have 4 floors and a ground floor area. The covered car park will include 10 parking spaces for residents. The coverage area of the ground floor space per building will be 341.4 sq.m. Therefore, the total coverage area of the 10 buildings will be 3.414 sq.m. The type B building complex will include 2 buildings, each 18.7 metres high. Each building will have 5 floors and a ground floor space. The outdoor parking lot will include 23 parking spaces for the residents of which two spaces will be for the disabled.

Also, parking will include 2 parking spaces for guests. In total, the parking spaces of the type B complex will be 50. Photovoltaic panels and solar water heaters will be installed on the roof of each type B building. The coverage area of the ground floor space per building will be 982.8 sq.m.

The type C building complex will include two buildings which will be connected by a central entrance corridor to the development area (green space and type A and type B building complexes). The building west of the main entrance will be 3 floors, 13.4 metres high and will include 3 separate shop areas. The building east of the main entrance will be 2 floors, 13.4 metres high and will include two separate shop areas. The two buildings will be connected by a single underground space. The height of the underground space will be 2.9 metres. The underground space will be used as a parking space and will include 30 parking spaces. Photovoltaic panels and solar water heaters will be installed on the roof of the west building.  The total coverage area of the ground floor area of the type C complex will be 870.9 sq.m.

THE "MACKENZIE TOWER" IS COMING TO LARNACA

The company ELITE ISLAND PROPERTIES plans the construction and operation of a residential development under the name "MACKENZIE TOWER" in the Municipality of Larnaca and for this purpose submitted the environmental impact study to the competent authority. The project concerns the construction of a high-rise residential building and a swimming pool. The building includes 10 floors and has a height of about 34 metres. It is intended for residential use, since it includes a total of 57 apartments. It also has two levels with parking spaces, a basement and a space on the ground floor. The parking spaces will be 59 and 13 respectively, of which 4 and 2 spaces respectively will be for people with disabilities. The total area of the development plots is 2,510 sq. m. The building will cover a total area of 1,255 sq. m. and the swimming pool 90 sq. m.

COMMERCIAL DEVELOPMENT IN WESTERN LIMASSOL

The Environmental Authority approved the plan for a new development in western Limassol, called "Walton Tower". The project concerns the construction and operation of office and commercial development within the administrative boundaries of Zakaki parish in the Limassol Municipality. The project will be carried out by Musieko Holdings Ltd and its purpose is to cover part of the labour and commercial needs of the wider area of the Limassol Municipality. It is expected that its operation will create new jobs and further strengthen the region, strengthening its socio-economic character. The development concerns the construction of a tall office and commercial building. The building includes 7 floors, has a height of 31 metres and consists of 12 offices and 4 shops. It also has a single underground parking level. Specifically, the levels of the building will consist of offices (1st - 6th floor), an underground space with two levels, a ground floor with two shops and a mezzanine with two shops.

The parking spaces of the building will be 50, of which 34 spaces will be located in the underground parking and the remaining 16 on the ground floor, on the north side of the plot.
