''TWIN TOWERS'' IN NICOSIA

Green light from the Environmental Authority was given by the major development that will take place in the existing area of the hotel "The Landmark".

The project includes a new spatial planning, which will be developed in the outdoor area of the hotel "The Landmark" and aims to create a new landmark for the capital of Cyprus, which will host a 16-storey office building, a 17-storey apartment building, a private square of 1500sqm for public use and one of the most legendary hotels in Cyprus.

The residential development will consist of a total of 53 apartments and will have a total gross area of 13,794,60sq.m. while the total area of office development amounts to 26,640sq.m.

The residential and office buildings will include two-level underground parking spaces with a capacity of 100 and 197 (+19 seats scissor parking spaces) underground spaces for vehicles respectively.

The intention of the Project Master is for the office building to receive Gold Class LEED certification.

Location of a Proposed Project

The "Landmark Nicosia" development is located in one of the most important plots of the city of Nicosia, which has marked the entrance to the city centre for 60 years.

The proposed buildings will be erected in the southwest part of the piece number 1183 and in block 1023 (Sheet/Plan: 21/550401, Section: 03) in the Parish of Holy Confessors in the Municipality of Nicosia. The eastern part of section 1183 abuts Archbishop Makarios C Avenue and its southern end with Kennedy Avenue. Block 1023 is located on Kennedy Avenue.  The office building is located tangentially on Kennedy Avenue, while the apartment building is in retreat from the boulevard between the office building and the hotel. At the same time, a single square space is created at the ground level that connects Kennedy Avenue with Archbishop Makarios III, which includes the Green Public Space.

At this stage in the northern part of section 1183 there is the hotel unit "The Landmark" as well as the hotel's parking lots as well as a small number of trees.

Previously, at the north-eastern end of the site where the buildings will be erected in block 1183 there was a fuel station. Based on the information provided by the Architects of the proposed project by a responsible person of the hotel, the underground infrastructure of the service station has been removed in the past year according to all relevant standards. On site remains an abandoned office/auxiliary building of the service station which together with any other constructions are included in the demolition permit of the hotel.

Also on block 1023 today is a residence for which a separate application for a demolition permit will be submitted and is not part of the subject of this study.
