LARGE PROJECT FOR PEYIA

One of the conditions set by the Environmental Authority in order to proceed with the integrated development of large and complex uses of the former President of the Republic George Vassiliou in Pegia, ended yesterday with the decision to turn on the green light for the biological waste water treatment plant.

The large development includes, among other things, a research and technology centre, a rehabilitation centre and luxury residences. Furthermore, the development includes an exhibition space for Cypriot handicrafts, dining, and leisure areas, shops and a gym.

The capacity of the biological plant is 290 m2/day (2,420 Population Equivalent) and will process liquid urban waste, including the flushing water of the filters of the swimming pools of the "Integrated Development of Large and Complex Uses", George Vassiliou Ltd in the area "Agiovouni", which is expected to be implemented in two phases. The proposed project is planned to be built in two phases.

Phase A: 45 luxury 3 bedroom villas, 75 1-bedroom apartments, 1 institute/research centre and a 50-seat café, with the maximum population estimated at 400 people.

Phase B: 45 luxury residences (villas) of 3 bedrooms, 75 1-bedroom apartments and 1 100-seat physical therapy centre, with a maximum population of about 430 people.

At a distance of approximately 500 m, northwest of the "land" of the biological plant are the areas of the Natura 2000 Network, Place of Community Importance (CSC) "Akamas Peninsula" (CY4000010) and Special Protection Zone (SPA) "Akamas Peninsula" (CY4000023). The immediate study area is located about 500 m southeast of the Pegia State Forest.

The project is located within the administrative boundaries of the Municipality of Pegia (urban area), north of the settlement of Pegia at the site "Seferis" at a distance of about 300 m, from the central core. The location of the project has already been approved in the context of the implementation of the Master Plan of the "Integrated Development of Large and Complex Uses" already licensed under the Planning License No. PAF/506/2015.

The proposed blocks fall within urban zone Z1 - Protection Zone and will not adversely affect other neighbouring uses. To the south it borders a residential urban zone H5 and at a distance of about 300 m, is the residential urban zone H2. To the northeast of the "land" at a distance of about 110 m, there is an Agricultural Zone – C3.

The proposed project concerns integrated development of large and complex uses and includes:

Strategic Uses

(a) a rehabilitation centre. It includes 130 rooms with 200-250 beds. The total area of the building amounts to about 6,250 sq.m., and the ground sealing area to about 2,246 sq.m.

(b) Centre for Health and Environmental Research and Technology. The total area of the buildings amounts to about 3,000 sq.m., and the area of sealing of the ground at about 1,552 sq.m.

Exhibition space of Cypriot handicrafts

The Village Centre includes: Shopping areas (shops, souvenir, mini market, bank shop and cash point) with a total area of about 300 sq.m., approximately. Two restaurants and a café with a total area of about 300 sq.m. Residents' dining and recreation area (with café, lounge and reception), total area of 400 sq.m., approximately. Maintenance areas and sales offices of the development, total area of 300 sq.m., approximately. Gym and Wellness Center (Spa), total area of 400 sq.m., approximately. Art gallery, total area of 250 sq.m., approximately. Exhibition space of Cypriot handicrafts, total area of 250 sq.m., approximately. Infrastructure areas, total area of 280 sq.m., approximately. Areas of utilities, total area of 1,280 sq.m., approximately. The above have a total sealing area of about 3,059 sq.m.

Apartments and houses

Residential development includes:

(A) A complex of 145 apartments comprising: (a) 20 units of four bedrooms with an area of approximately 160 sq.m., (b) 50 units of three bedrooms with an area of approximately 120 sq.m., and (c) 75 units of two bedrooms with an area of approximately 80 sq.m., approximately. The total sealing area of the soil is approximately 9,419 sq.m.

(B) 129 houses divided into three categories as follows: (a) 26 four-bedroom units with an area of approximately 275 sq.m., approximately (b) 71 units of three bedrooms with an area of approximately 160 sq.m., and (c) 32 units of two bedrooms with an area of approximately 120 sq.m. The total sealing area of the soil is approximately 29,341 sq.m.

Private road network, pedestrian streets and cycle paths

  1. Public road network with a total ground sealing area of approximately 9,626 sq.m.
  2. Private road network with a total ground sealing area of approximately 28,282 sq.m.
  3. Pedestrian and bike paths.
  4. Public and private parking spaces.
  5. Biological waste water treatment plant (urban waste water and liquid waste from the cleaning of swimming pools-back wash) which will have a treatment capacity of 380 m2/day.
  6. Wastewater storage tank for emergencies with a capacity of 300 m2
  7. Storage tank for treated waste water (recycled water) with a storage capacity of approximately 4,000 m2.
  8. Small barrier/rainwater retention tank with barbed wire (gabions) in the water supply at the south-eastern end of the development area for the purpose of intercepting and managing rainwater.
