One of the most ambitious investment projects of mixed tourism development in the Limassol district is now on track for licensing. It concerns the project "The Rocks" which is planned to be erected within the administrative boundaries of the community of Pentakimo, in the privileged coastal location of "Argaki tou Mavros".
DRL5COMOS Properties Ltd has already submitted to the competent state authorities the Environmental Impact Assessment Study (EIA), which was prepared by the Consulting Engineering Office "P. Nikolaidis & Associates Ltd". The study has been put to public consultation by the Environmental Authority, giving the public, local authorities and any interested party the right to submit comments, opinions and suggestions until July 3, 2026.

The approval of the Master Plan is the first and most decisive step for the implementation of the development, which, based on the preliminary schedule, is expected to be fully operational within 2029, radically changing the tourist map of eastern Limassol, with a luxury hotel, 26 villas and 73 apartments and a seaside service area.
The proposed project will extend to a total seaside area of 34,714 sq.m. on Poseidonos Street, which consists of two plots. The plan provides for the concession of 3,871 sq.m. (12%) as public green space and 2,456 sq.m. for the creation of an internal road network, leaving a net plot area for the development of 28,387 sq.m. There are building facilities in the area, which are to be completely demolished.
Specifically, in the plot of the proposed project there is an existing restaurant in operation, (fish tavern "Kalymnos") which is operating normally and according to the plans will be demolished with the necessary permits.

For the needs of the implementation of the project, an abandoned building, a premises, the facilities of the beach bar and the premises of the camping area will also be demolished.
The project is located 3.6 km. southeast of the traditional core of Pentakomo, while it is directly adjacent to the "Evangelos Florakis" Naval Base in Mari at 3.1 km. and the existing community camping site. Access will be controlled through a central entrance-exit gate to the north of the plot.
Hotel, villas and residential units
The Master Plan of "The Rocks" is characterized by a high aesthetic diversity, aiming to attract high-income tourism. Growth is divided into three main pillars:
-Luxury Hotel Unit: With a total area of 14,000 sq.m., the hotel will have a capacity of 126 rooms. At the heart of its facilities is a state-of-the-art spa and wellness center with a total area of 900 sq.m. In addition, there will be 6 specialized dining areas (990 sq.m.), capable of accommodating 480 people indoors and 300 people on outdoor terraces.
-Residential tourist villas: The construction of a total of 26 villas, with a total area of 3,480 sq.m., is planned, with different types of design:
• 2 luxurious seaside villas (220 sq.m. each, 3 bedrooms).
• 5 villas with private garden (200 sq.m. each, 3 bedrooms).
• 2 "Lagoon" type villas (200 sq.m. each, 3 bedrooms) and 4 ground floor "Lagoon" villas (100 sq.m. each, 2 bedrooms).
• A series of villas with large terraces (2 villas of 160 sq.m. with 3 bedrooms, 3 villas of 100 sq.m. with 2 bedrooms and 8 villas of 80 sq.m. with 1 bedroom).

Complex of apartments and penthouses: 73 residential units will be built with a total area of 6,700 sq.m. The complex includes:
• 50 one-bedroom apartments (60 sq.m.).
• 20 two-bedroom apartments (85 sq.m.).
• 2 luxury penthouses of three bedrooms (200 sq.m. each).
• 1 iconic four-bedroom penthouse, with a total area of 350 sq.m.
• The complex will be supported by a private reception hall and common areas of 700 sq.m.

The development is complemented by a beach service area (Beach Club) with a total area of 1,050 sq.m., which will include an indoor restaurant and bar (700 sq.m.), an outdoor terrace (480 sq.m.) and an impressive outdoor swimming pool with organized beds.
For the smooth operation of the project, 240 parking spaces are located (70 for the hotel, 26 for the villas, 94 for the apartments and 50 for the Beach Club).
It is noted that in the context of the preliminary consultation, the views of competent Departments and the local Authority have been taken, while the positions of the Ministry of Defense, due to the proximity to the Mari naval base which will be upgraded, remain confidential and will be discussed behind closed doors in the competent Environmental Impact Assessment Committee.
