The investigation into the collapse of an apartment building on Aeschylus Street in Germasogeia, which occurred at noon on Holy Saturday, is nearing completion, after receiving the investigative testimonies from apartment owners of the building, officials of the Limassol District Self-Government Organization, as well as officials of the former Municipality of Germasogeia and now Amathus.

As Filenews is informed, the investigative work has been completed and the case file is expected to be completed with the scientific results of the laboratory tests. The investigators of the TAE Limassol will make specific recommendations in relation to the case. What remains is the report of the experts, specifically the civil engineers, as well as the scientific examinations of the concrete samples taken from various parts of the building, in order to determine the quality and strength of the material.

This report is considered of decisive importance for the case, as it is expected to substantiate or refute the positions of the officials of the EOA Limassol and the Municipality of Amathus. Upon completion of this part of the investigation, the file will be forwarded to the Legal Service for study and final decisions.

In another development, information tells us that the double-registered letters of the EOA Limassol did not reach all the owners of the apartment building in time. One of the apartment owners received, according to information from his legal advisor, the relevant letter only on April 30, i.e. 18 days after the collapse of the building and about a month after it was sent by the EOA, on March 26.

It is recalled that, according to an earlier report by Filenews, one of the owners of the apartment building had sent a letter to the EOA Limassol, warning of serious static problems presented by the building, while he had stated that it was not possible to reach an agreement with the other owners for immediate measures. This letter seems to have been the occasion for an on-site inspection of the building by the EOA.

In the Organization's report, the building is characterized as dangerous. As recorded, during the on-site visit on 19/2/2026, extensive damage, dislocations on the external surfaces, detachment of reinforced concrete sections in horizontal and vertical elements, revelation of reinforcement in load-bearing elements, cracks in beams, columns and masonry, as well as damage to connections and nodes of load-bearing elements were found. Diagonal cracks, collapse of fill walls and wall detachments, as well as weathering and swelling due to moisture were also recorded.

A month before the collapse, on March 10, the EOA Limassol had declared the construction as dangerous, pointing out a danger for owners, tenants and passers-by. At the same time, he called on the owners to take specific actions within three months, including the appointment of a civil engineer registered with ETEK to prepare a study to remove the risk and repair the building. He also called for them to repair, fence the area, proceed to take all the necessary preventive measures and inform the HOA of their actions.

The EDA also warned that in case of non-compliance within the deadline, it would proceed to impose a fine of up to €20,000, while in case of a continued violation, an additional daily fine of up to €200 could be imposed. In case of non-compliance to remove the risk, the initiation of criminal proceedings was also foreseen.
