Most Cypriot citizens do not even think of renting housing in some areas, considering that the increases have gone upside down and are literally unaffordable.
A typical example is the rent for three-bedroom houses in Germasogeia, given that in one year it increased from €1,850 to €2,300 per month. The increase amounts to €450 per month and although this is an expensive area, it is indicative of the trend observed.
In the Municipality of Nicosia, the rent of three-bedroom houses increased from €950 in 2024 to €1,300, marking an increase of €350 per month.
In the city of Larnaca, the rent for three-bedroom apartments skyrocketed from €1,000 to €1,375.
In Paphos, rents for three-bedroom apartments rose from €750 to €1,100.
The differences result from the latest recording of the Land Registry Department, which reflects a general increase in relation to the rents that were in force a year ago.
Rents refer to new conventional dwellings, or dwellings that have been fully renovated recently, without furniture and are addressed to citizens of the Republic of Cyprus, permanent residents of Cyprus.
In more detail, based on the data of the Land Registry which reflect the situation until September 1, 2025 (in relation to what was in force on September 1, 2024), the situation is presented as follows:
In the Municipality of Nicosia (Engomis district) the units were rented (on average) for €625, compared to €725 rented in 2025. The three-room apartments were rented for €1,045 and in 2025 for €1,300.
In Paralimni, three-room apartments are rented for €1,225 per month.
Indicatively, the following data from various regions are also recorded:
In Nicosia, the average rental of a single room last year was €575 while now it has risen to €675, while the two-bedroom apartment was €850 and now it is €975.
As far as the Limassol district is concerned, the average for renting a single room in Germasogeia was €1,200 and increased to €1,250, for a two-room apartment it was €1,500 and now it has risen to €1650.
In Agios Athanasios, the average of a single house was €1,000 and increased to €1,150, while the rent of a two-room apartment increased from €1,450 to €1,550.
In Geroskipou, the singles were rented for €373 while now at €600, the two-bedroom apartments from €600 now range to €750.
As for Famagusta, in Ayia Napa the single beds were rented for €400 and now for €675 and the two-bedroom apartments from €525 to €900. In Paralimni, the singles were rented for €400 and now for €675, while the two-bedroom apartments were offered for €525 and now for €925.
How far do the apartments go?
As for the apartments, the three-room apartments in the Municipality of Nicosia (Nicosia municipal district) are currently rented for €1,075 while in Strovolos they are offered for €1,050.
In Limassol, and specifically in the Municipality of Agios Athanasios as well as in the municipal district of Limassol, three-room apartments are rented for €1,850, while in the Municipality of Mesa Geitonia the rent is €1,800. In the municipal district of Tserkeza, the three-room apartments were rented for €1,750.
In the city of Paphos, three-room apartments are rented for €750 while in Konia €850.
Of course, the above areas are not the cheapest and for comparison purposes we also list the rents in less expensive areas.
For houses, the following applies at 2025 prices
Nicosia
– In the municipal district of Geri, singles are offered for €550, two-bedroom apartments for €725 and three-bedroom apartments for €1,100.
– In the municipal district of Dali, the singles are rented for €550, the two-bedroom apartments for €725 and the three-bedroom apartments for €1,175.
– In the municipal district of Lakatamia, the singles are rented for €575, the two-bedroom apartments for €750 and the three-bedroom apartments for €1,125.
– In Anthoupoli, the singles are rented for €475, the two-bedroom apartments for €625 and the three-bedroom apartments for €900.
-In Tseri, the singles are rented for €525, the two-bedroom apartments for €750 and the three-bedroom apartments for €1,000
Limassol
In Limassol in the community of Monagrouli one can find the cheapest houses as follows: Singles are rented for €800, two-bedroom apartments for €1,050 and three-bedroom apartments for €1,500.
– In the community of Moni, the single bedroom apartments are rented for €850, the two-bedroom apartments for €1,075.
Paphos
– In Polis Chrysochous, the singles are rented for €500, the two-bedroom apartments for €650 and the three-bedroom apartments for €950.
– In Koloni, the singles are rented for €660, the two-bedroom apartments for €75 and the three-bedroom apartments for €950.
– In Makouda, the singles are rented for €250, the two-bedroom apartments for €300 and the three-bedroom apartments for €400.
– In Mesa Chorio, the singles are rented for €525, the two-bedroom apartments for €625 and the three-bedroom apartments for €925.
– In Marathounta, the singles are rented for €400, the two-bedroom apartments for €450 and the three-bedroom apartments for €600.
– In the Chrysochous apartment, the singles are rented for €250, the two-bedroom apartments for €300 and the three-bedroom apartments for €400.
Larnaca
– In the municipal district of Aradippou, the singles are rented for €650, the two-bedroom apartments for €825 and the three-bedroom apartments for €1,075
– In the municipal district of Pano Lefkara, the units are rented for €350, the two-bedroom apartments for €450 and the three-bedroom apartments for €650.
– In the community of Xylofagou, the units are rented for €500, the two-bedroom apartments for €625 and the three-bedroom apartments for €775.
– In Pyla, the singles are rented for €438, the two-bedroom apartments for €750 and the three-bedroom apartments for €925.
Famagusta
– In Deryneia, the units are rented for €625, the two-bedroom apartments for €775 and the three-bedroom apartments for €950.
– In Avgorou Street, the single beds are rented for €500, the two-bedroom apartments for €600 and the three-bedroom apartments for €950.
– In Achna, the single beds are rented for €450, the two-bedroom apartments for €550 and the three-bedroom apartments for €675.

Indicatively, the rent of apartments in various areas of Cyprus is also recorded and for comparison, data concerning only two-room apartments are listed:

If and when the "affordable rent" plan is implemented, all the above rents will be offered to beneficiaries with a discount of approximately 30%. Affordable rent will be offered by owners of residential units who will be financed up to €35,000 in order to renovate and then rent them for at least four years at 70% of the market rent, That is, the rent that applies in the market.
It is noted that the skyrocketing rents is one of the main reasons for promoting housing programs in order to increase the accent and limit demand, in the hope that rents will decrease.
