THE RISE IN REAL ESTATE SALES CONTINUES

The upward trend in the course of real estate continued in September, after August, when a decrease in sales was recorded. According to the data of the Land Registry regarding the sales documents, in September an increase of 15% was recorded.

Specifically, 1484 documents were submitted compared to 1289 in the corresponding month last year. As far as the data for the nine months are concerned, there was an increase of 13%. Specifically, a total of 13,173 sales documents were submitted, compared to 11,634 in the corresponding period last year.

It is worth noting that this year, only in August there was a decrease in the filing of sales documents. The largest increase was recorded in May with sales documents recording an increase of 30% compared to May 2024, while the smallest increase in April with 3%. As mentioned above, August was the only month in which there was a 1% decrease in the filing of sales documents.

By district, Nicosia recorded an increase in the filing of sales documents in both September and the nine-month period. In particular, in September there was an increase of 18% compared to the corresponding month last year, while in the nine months the increase was of the order of 15%. A total of 2,991 sales documents were submitted in Nicosia during the nine months.

In Limassol, in September there was an increase of 11% in terms of sales documents, while in the nine months the increase was of 13%. During the period under review, 4,156 documents were submitted in Limassol.

In Larnaca, in September, the increase in sales documents reached 18%, while in the nine months it reached 15%. A total of 2,869 documents were submitted in Larnaca during the nine months.

In Famagusta, the fewest transactions were recorded, as the sales documents filed in September amounted to just 79, marking an increase of 7%. In total, 626 documents were submitted in the nine months, marking an increase of 10% compared to the corresponding period last year.

Finally, in Paphos there was an increase of 18% in September with the submission of 313 documents, while in the nine months the increase was 11% with the submission of a total of 2,531 sales documents.

From the data of the Land Registry, it appears that Limassol maintains the first place in sales, as in the nine months of 2025 4,156 documents were submitted, compared to 3,691 in the corresponding period last year.

Nicosia, Larnaca and Paphos now seem to be moving at close levels. In the nine months, 2,991 sales documents were submitted in the capital, 2,869 in Larnaca and 2,531 in Paphos. Famagusta is out of competition given that only 626 sales documents were submitted in the nine months.

However, Larnaca in particular, but also Paphos seem to have managed to attract several buyers, with the majority of them, according to market professionals, being foreigners, mainly from Israel and Lebanon, while the dynamics of Nicosia, which mainly moves from the domestic market, continue at high levels.

It is recalled that according to the General House Price Index, issued a few days ago by the Central Bank, the housing market in Cyprus continued its upward trend in the second quarter of 2025. In particular, the General Index reached 101.1 points (base 2010Q1=100), recording an increase of 1.5% quarterly and 4.7% year-on-year.

The upward trend is led by the apartments, where the index increased to 118.2, recording an increase of 3.1% in the quarter and 5.3% annually. Houses recorded a marginal decline of 0.1% on a quarterly basis, but remained 3.4% higher than last year.
