Upward trends and diversified supply are recorded by the residential rental market in Cyprus in July 2025, according to an analysis by Landbank Analytics. The survey, based on data from real estate promotion platforms, records the availability and asking prices by province and house type.
As Landbank's CEO, Andreas Christoforidis, stated, "Limassol continues to gather the largest volume of supply, with 323 out of a total of 502 available homes across Cyprus – 64.3%". In second place is Nicosia with 67 residences, followed by Larnaca (54), Paphos (46) and Famagusta (12).
Limassol: Higher rents and great offer
The Limassol district shows the highest asking prices in all categories, with the average rent being €5,099. Especially 6-bedroom houses reach an average of €9,955 per month. 5-bedroom houses reach €8,431, while the average rent for 4-bedroom houses is €5,933.
Nicosia: 4 bedroom most affordable
rentals With an average rent of €2,756, Nicosia has the most affordable pricing. Most of the houses (32) have 4 bedrooms, with an average rent of €2,791. The offer also extends to larger 5 and 6 bedroom residences, with prices up to €4,360.
Larnaca: Balanced offer and average rent €2,908
Larnaca has an even distribution of 3 to 5 bedroom houses, with average prices between €1,968 and €2,964. Availability is limited for smaller or larger units, with only three residences having 2 or 6 bedrooms.
Paphos: High prices and limited supply
Paphos, although it has only 46 properties, has the second highest average rent at €4,338. The 4, 5 and 6 bedroom residences range at corresponding prices above €5,300, with uniformity in the charge of larger properties.
Famagusta: Small stock, high fluctuations
There are only 12 residences on offer in Famagusta, with an average rent of €3,138. The limited supply creates imbalances in average prices, with 4-bedroom houses renting cheaper than those of 3.
Landbank Analytics points out that the supply of large homes remains limited in several areas, leading to price increases, especially in areas with high demand such as Limassol and Paphos.
