LIMASSOL - A 19-STOREY BUILDING WILL REACH 90.8 meters

The Environmental Authority approved the application for the construction of a 19-storey building in the "Ariel" area in Limassol. The project will cost €45 million. It will reach a height of 90.8 meters from the ground to the floor of the roof garden.

The total buildable area of the development is estimated at approximately 11,000 sq.m. The building will consist of several floors with different uses, such as parking spaces, shops, office and residential uses. Photovoltaic panels will be installed on the roof and façade of the building for the production of renewable energy. The project concerns the construction and operation of a multi-storey mixed development, owned by Pandigi Ltd.

The construction of the project will be carried out using common materials and construction methods, while during its operation it is expected to attract a significant number of people and activities.

The project is located between Archbishop Makarios III Avenue and Agia Zoni street, in Agios Nektarios parish, Limassol district. This area is known as "Ariel". The total area of the plots included in the proposed project amounts to 4,061 sq.m., of which 30%, i.e. 1,218 sq.m., will be covered by the building and the relevant infrastructure.

The study area is characterized by intense urban development, with existing building facilities and increased human activity, while the project area presents flat morphology and altitude of approximately 26-28 meters above mean sea level.

It is noted that until December 12, 2024, no application had been submitted for a permit for the demolition of the existing building, which is located within the area of the proposed project. Currently, the four plots are used as parking spaces including a premises, which operates as a carpet shop.

Basement -2 is intended for parking spaces with the capacity to accommodate 96 vehicles. Basement -1 will include 94 parking spaces, including 2 spaces for people with disabilities.

The ground floor will have two main entrances, which will provide access to the reception area and two shops. In addition, 21 parking spaces will be created, of which 6 will be for people with disabilities. The 2nd floor will host a gym, spa, changing rooms, sauna, steam room, reception area, office space and treatment rooms. The floors from the 3rd to the 14th will be used for office space. The 15th floor will include various office spaces, including an archive room, maintenance, management and security control rooms, as well as the building manager's office and conference room.

The 16th floor will host a lounge and event space. The 17th to 19th floors will include three apartments.

In addition, it is noted that no lowering works will be required for the construction of the underground aquifers, since the groundwater level is located at a depth of more than 24 meters from the surface of the existing soil. The project foresees the construction of two underground floors, with the depth of excavation not exceeding 8 meters, including foundation works.
