OPEN FOR CONSULTATION - CORAL BEACH HOTEL ALTERATIONS AT COST OF €45 million

Open for consultation until November 20, 2022, is the environmental impact study concerning the expansion of the "Coral Beach Hotel" of the Leptos Group and specifically the public company Leptos Calypso Hotels in the municipal boundaries of Peyia.

The hitherto implemented / existing complex "Coral Beach Hotel" consists of ground floor, mezzanine, three floors and additional floors on lower levels and 426 rooms / 852 beds in total. The existing buildings of the complex are three (Nos. 1, 2 and 3) with a total area of rooms of 2,597 sq.m. and common areas of 3,334 sq.m.

The total plot of development (nos.38 and 30) amounts to 67,064 sq.m. Also, within the existing development are included offices (hotel administration), conference centre, waiting areas, shops, games and TV rooms, sanitary areas, restaurants / bars, changing rooms, spa (with sauna and steam rooms), indoor / outdoor swimming pool, swimming pool for children, gymnastics / dance halls, hairdresser, mechanical rooms and 4 tennis courts.

Within the Beach Protection Zone there are also various additional uses of the existing main building, which include:

-Outdoor pool part

-Restaurant/bar part

-Relaxation area with pool / beach beds

-Fish tavern

What do the additions and extensions that will be made include?

The additions and extensions that will be made concern the existing complex and include hotel beds, apartments, restaurants, a health and wellness centre, swimming pools, underground parking spaces and organized open spaces.

With the implementation of the proposed works, the capacity of the existing development will be increased compared to the already licensed one. In its current state it has 852 hotel beds, while with the implementation of the modifications it is expected to have licensed a total of about 1,370 beds (948 hotel beds and 422 apartment beds).

The development will consist of rooms, which have been designed according to high level specifications, as well as the aforementioned additional uses.

The supporting uses / facilities that will be included in the integrated project will consist of:

• Basement and ground floor parking

• Indoor and outdoor swimming pools

• Gym/dance halls

• Public green space

• Restaurants/bars

•Apartments

• Green space accessible to the public

• Mechanical rooms

• Hotel beds

• Tennis courts

• Sanitary facilities and changing rooms

• Outdoor rest areas with beach/pool beds

• Playground

• Outdoor event space

•Shops

• Multipurpose conference centre

• Waiting areas

• Games and TV rooms

• Offices (hotel administration)

• Spa (with sauna and steam rooms

It is worth noting that most of the development is already constructed and under operation, while 4 other buildings are already licensed as well as external works that have not been implemented and for which modification is requested.

Accessibility

The general access of vehicles to the project under study will be from the existing road of Coral Bay Street which is the main access of the development from its northwestern border. Kythreas Street is a local road in the area which connects the northwestern border of development with Laxion Avenue. Coral Bay Street is the main vehicle access for the development as well as the access for loading and unloading.

Parking

There are currently 140 existing parking spaces on the ground floor of the "Coral Beach Hotel" complex. With the implementation of the Project, there are expected to be a total of 486 parking spaces, of which 16 parking spaces will be for people with disabilities according to KDP 262/2018, and 3 parking spaces for buses At the same time there is bicycle parking.

Demolition Works

The demolition works mainly concern the connection of the existing buildings of the complex with the new proposed buildings 4, 5 and 6. At the same time, the tennis courts at the western end of the development area will be removed, under which 2 levels of parking spaces will be built and then the tennis courts will be placed above them again. Because the existing tennis courts are several metres lower than the existing ground, there will be no demolitions of particular importance. The total volume of demolitions is expected to amount to about 1,000 cubic meters, also, at the north, northeastern end of the development site there is a prefabricated swimming pool, which will be dismantled and removed. Therefore no rubble is expected to be created.

The duration of the construction works and proposed conversions is expected to be 24-30 months, starting with securing the necessary permits.

Finally, the estimated cost of the total project amounts to a total of €45,000,000.
