INCREASING COST OF BUILDING MATERIALS

A wave of price increases prices on basic materials increases property prices, both for construction from the outset and for house renovations. The increase in the prices of construction materials in recent months is causing disruption in the construction sector, while recently it has led competent bodies to formulate recommendations for mitigating the effects of the phenomenon.

The largest increase in building materials, 35.20% is recorded by construction steel in the seven months of the year compared to last year, followed by building iron with an increase of 33.39% and copper tubes with an increase of 30.39%. Since last year the cost of construction has increased by 7.21% but apart from the revaluations, the data of the Statistical Service show that there are also reductions. For those who build or renovate their home, one of the usual tasks is those related to ceramics.

For example, the cost of tiles in the seven months of the year increased by 1.42% compared to last year, in bricks the rise was 8.78%, in porcelain sanitary ware the increase was 1.65% while in tiles there was a decrease in cost of 1.06%.

Wood products could not be absent from the part of building activity or a renovation. The cost for cabinets and countertops increased by 4.72%, for doors and windows 3.66%, raw (sawn) timber had an increase of 12.06%, industrial timber (plywood, MDF, parquet, laminated) had an increase of 7.08%. The appreciation in thermal insulation materials was 10.36% and in waterproofing materials 0.79%. In water tanks there was a decrease of 1.83% while on the contrary, an increase of 9.89% was recorded in plastic pipes, 3.98% in PVC doors and windows and 8.05% in sanitary ware made of acrylic and other plastic bathroom items.

In electrical equipment the largest increase of 19.18% was recorded by the category of cables, sockets, switches, fuses and insulators had an increase of 8.69% while in lamps the increase was 0.48% in the seven months of the year.

In metal products, the price increases in steel pipes were 26.66% in the seven months of the year, the appreciation in iron railings was 23.03%, in roofs / sheds and metal parts of plasterboard and cement board the increase was 19.96% and in the structural mesh the increase was 14.20%.

Smaller were the price rises in marbles that reached 2.18% while in contrast to granites and decorative stones prices remained stable. In aluminium doors and windows the increase in the seven-month period was 2.14%, in railings and grilles made of aluminium 3.96% while there was no increase in locks, hinges and handles.

In heating and cooling items, the cost of burners and boilers increased by 1.65%, central heating bodies had an increase of 3.11%, the cost in fireplaces increased by 4.85% while in contrast to air conditioning appliances prices decreased by 4.85%. Prices for solar and electric water heaters were up 5.43%, pumps, pressure pumps and water filters 2.26% and elevators 1.29%.
