The coronavirus pandemic may have abruptly pulled the handbrake of residential developments, especially construction work, but opinions on new major projects continued as normal and on the margins of the permissible.
Below are the largest projects that have passed through the consultation phase and are on their way to the start of work on their implementation, as announced to the Department of the Environment, from the beginning of this difficult year until August 2020. Several of them are already known, but they have been made in changes and updates.
MARINA LARNAKAS (KITION OCEAN HOLDINGS)
The proposal of Kition Ocean Holdings includes the extension of the existing Larnaca Marina, so that it can accommodate 650 boats, between 5 and 150 meters long. The new Marina will include traditional dining areas, recreation and green spaces, playgrounds, commercial and hotel areas, luxury villas, and a unique educational and medical center that will be able to accommodate students, who will be able to study and practice their knowledge in the management of hotels, medical studies and studies related to the marine industry.
The project, which is estimated to have a implementation cost in excess of €1 billion. As announced, it will include port infrastructure, marina, land regeneration and development, road network, green spaces, parks and pedestrian streets as well as residential units, dining and recreation areas and other social developments over a period of 10 to 15 years, with additional annual economic activities, only in Larnaca.
TP MEDITERRANEAN ADVENTURES LTD
From an airport for flights and free fall, to ski areas and the creation of a 200-bed hotel planned by the company "TP Mediterranean Adventures Ltd", in the communities of Ag. Ioannis and Menikos, nicosia. In addition to a hotel and sports venues, the project proposes the creation of a 940m-long light aircraft take-off/landing runway and its immediate area will occupy an area of approximately 18,000 m2. An uneven cycling track and a children's electric vehicle track are also recommended.
As far as the hotel is concerned, it will have a total of 100 rooms (200 beds) with an indoor area of 3,000 sq.m. There will be restaurants and cafes as well as shops, offices and reception, event and seminar room.
For ball sports enthusiasts, the proposed project includes 2 football/hockey fields, 3 saloon football fields, 1 tennis court and 1 basketball/petosphere court. The project also includes a motocross track, an adult climbing gym, indoor snow skiing, outdoor skiing on the roofs of buildings, artificial water skiing and a gym with an indoor pool. The project will be almost energy autonomous with its own power plants using photovoltaic
MACRONISSOS GROWS
The proposed project is located within the boundaries of the existing tourist development MACRONISSOS VILLAGE in Ayia Napa. The application concerns the demolition of 90 tourist apartments, the upgrading of the remaining 90, the construction of a hotel, the addition of themed restaurants and modification of existing ones, the addition of a family entertainment centre and reception area as well as the configuration of outdoor areas with swimming pools, gardens and parking lots. All work will be carried out within the limits of the existing development and conventional methods, materials and technologies will be used for the construction of the buildings. The hotel will consist of two buildings 25m high. (28,975m along with stairwells), basement, ground floor, and 6 floors. The development will have 692 beds of which 512 beds are for the hotel and the remaining 180 for tourist apartments. The hotel will cover an area of 3964sq.m and will consist of 215 double rooms, suites and family rooms.
THE NEW "JERO" POLYORFO BUILDING
The "TROPION" concerns a multi-storey building with 12 floors and 2 underground parking spaces. The height of the building will reach about 60m from the base of the ground floor and includes two shops and a total of 22 offices (from two on each floor), storage areas, two underground parking spaces (34 parking of which 4 for disabled people), public areas, mechanical installations and green spaces. The homonymous building is the result of a cooperative of the company with the Church and aims through its operation to meet the development needs of the Greater Study Area. Specifically, the owner of the project is the company "TROPION" with partners the Holy Church of Agios Lazaros and the Monastery of Agios Georgios Kontos. The total area of the piece that will host the Proposed Project amounts to 1180 sq.m. The total time for its completion is about 18 months.
ZARIA DEVELOPMENT (ANOLIA HOLDINGS)
The project consists of 2 residential buildings (18 and 16 floors) of 75 apartments in total, which have indoor and outdoor swimming pools, playgrounds, gym and green spaces.
Specific:
-Block A (Western building) has 41 apartments with 15 residential floors. The height of the building is 76m from the base of the ground floor (119m from the average sea level).
-The Vlock B (Eastern building), which has 34 apartments with 13 residential floors. The height of the building is 68 m from the base of the ground floor. Includes 162 parking spaces of which 3 spaces are for electric cars).
In the middle of Block B there are small spaces for library and reading room and in Block A there is a shared rest/waiting area.
NEW JUMBO IN STROVOLO
The project concerns additions/conversions to an existing building (exhibition space, shop, storage uses and offices) and change of use, with a view to the construction of the Jumbo super-store. The proposed development will consist of a basement, ground floor and one floor. The development will have a total of 331 parking spaces, 33 of which will be designed for people with 50 000 people. On the roof of the building will be a parking lot with metal roofs, coated with photovoltaic panels. The superstore will have a total useful sales area of 10,476 sq.m. The duration of the work will be approximately 12 months.
HOTEL 4* IN KIVISILI(VERDURO ENTERPRISES LTD)
The project concerns the construction and operation of a 4-star hotel unit with a capacity of 228 beds in Kivisili. Among other things it will have a gym, wellness centre, hairdresser, indoor pool, offices, bar, two shops and gardens.
HOTEL IN PERVOLIA(MAREMONTE INVESTMENTS LIMITED)
According to the information submitted the proposed project will consist of ground floor, and three (3) floors, will have a height of 15.15 m and an area of 2,951sq.m. It will include 90 rooms, waiting/lobby, cafeteria, restaurant, kitchen, warehouses, offices, outdoor swimming pool and 40 ground floor uncovered parking spaces.
DOUBLE THE LARNACA TOWER
The proposed project concerns the construction and operation of two similar high-rise buildings, a 5* hotel, a 10-storey hotel with 100 rooms and a 4*, 30-storey hotel with 270 rooms. Initially the design spoke of a building. The underground car parks have been removed and in its final form the project will have 204 parking spaces instead of 412 based on the original design. The pieces that will host the project are located east of the residential area of Larnaca and more specifically in the coastal area of Finikoudes. The project includes restaurants and bars, hotel offices, swimming pools and a gym. In the wider area of construction of the project, there are buildings and facilities, such as restaurants, shops, etc. which will be required to be demolished entirely.
TOURISTIC DEVELOPMENT 5*(SALT LAKE RESORT & SPA)
The project concerns the construction and operation of a mixed tourist development called "SALT LAKE RESORT & SPA" in the Municipality of Dromolaxia - Meneou of Larnaca province. The total area of the proposed project is approximately 100,000 sq.m. and will include a total of 46 residences and a hotel unit of 5* with a capacity of 594 beds, which touch the western boundary of the southern part of Larnaca Alykes. Specifically, the project includes: five-star hotel unit (5*) consisting of underground space, ground floor, middle floor and 2 floors and located within the piece number 161. The hotel unit has a capacity of 295 rooms/594 beds and includes reception area, meeting and meeting rooms, restaurants, bars, kitchens, warehouses, gym, games area, swimming pools, tennis court, archery court, multipurpose court, spa area etc. It also includes 279 parking spaces. There are also 12 luxury three-bedroom houses, a complex of 34 three-bedroom houses and also includes a public green space, an indoor road network of 2,888 sq.m., as well as 6 parking spaces to serve the visitors of the project.
